McCarty Companies presented a revised septic system design for 185 High Rock Road and requested multiple Local Upgrade Approvals under 310 CMR 15.405, including reduced setbacks to the property line and to a private well and reduced separation to high groundwater. Larry Greene said the revised plan relocates the private well, reconfigures the septic tank to reduce proximity to abutters, and adjusted the Geomat leach field to better meet side-yard setbacks where feasible.
Because of lot-size and soil constraints the applicant continued to request variances: leach-field setback reduced from 10 feet to 6 feet, septic tank setback to property line reduced to 2.8 feet, reduced separation to a private well (requested 38 feet where 100 feet is required, and 22 feet for tank where 50 feet is required), and reduced separation to high groundwater to 2 feet where 4 feet is required. The Board and applicant agreed to a condition requiring private well water testing twice during the first year of operation and annually thereafter for a total of five years, provided results remain within acceptable limits. Abutter Phil Colameta requested additional time to have his engineer review the updated design; the Board voted to continue the hearing to allow that review.
