Board approves Reserve at Wolf Creek final plat, includes stream buffers and trail easements

Planning staff presented the final plat for the Reserve at Wolf Creek subdivision (approx. 35 acres) and recommended approval because the final document is consistent with the previously approved preliminary plat and rezoning to PRN-2.
Karen Miller (planning department) explained that Wolf Creek meanders across the site and that two stream-buffer areas include trail easements which, together, satisfy the parkland-dedication requirement for the development. Karen Miller told the board the final plat includes a plat note and that scheduled street plans and public-works review will include signage to inform buyers that the stub street could be extended in the future. “This property under consideration is approximately 35 acres,” Miller said. Mike McGrew, representing the applicant’s engineering team, said the applicant agrees with the staff-recommended conditions and looks forward to the trail easement and monument signage.
Board discussion clarified that parcels designated as tracts rather than lots are not buildable, ensuring the stream-buffer and trail easement areas will not be developed. A board member moved to approve the final plat subject to staff stipulations; the motion carried and the item will be forwarded to the Board of County Commissioners for consideration on Sept. 10.
