HPC approves demolition and new raised office building at 401 FM 967, subject to engineering review

The Buda Historic Preservation Commission approved a request from Austin Angels to demolish the existing structure at 401 FM 967 (Live Oak) and build a two-story office building on the same footprint. Staff said the existing building is not included in the 1992 survey, is identified as low priority in the draft survey, was likely built in 1995 and is subject to flooding; staff recommended approval because the building is nonhistoric and the replacement would reduce flood risk by raising finished floor levels.
Will Parrish told commissioners that some proposed site features (ramps, planters and retaining walls) are outside the existing footprint and could affect floodplain storage, and he recommended conditioned approval: the engineering department must approve the location and design of planter walls and other features that may reduce floodplain volume. Commissioners moved and approved the request with that engineering review condition.
Staff noted the proposed materials (limestone and cementitious fiberboard in a board-and-batten style, with standing-seam metal roof) are intended to be compatible with the downtown district and that the building will be raised to reduce future flood damage. The motion passed on a recorded voice vote.
