Huachuca City’s Town Council opened a work-session discussion on Jan. 29 about whether to allow tiny homes to be classified and regulated as accessory dwelling units (ADUs). Mayor Johann R. Wallace moved to open the item for discussion; the motion was seconded by Councilmember Christy Hirshberg.
Dr. Jim Johnson presented a staff recap of ADU options and constraints. "Can be classified as an Accessory Dwelling Unit," the presentation states. Staff outlined possible setback changes, noting a proposal to reduce side setbacks "from 7’ to 5’ or 3’." The presentation also listed specific controls: "Only one ADU per single family lot. Can be either attached or detached. ADU’s must be accessed from main street (in front), not from the alley. ADU’s cannot be subdivided or otherwise segregated in ownership from the principal dwelling unit," and that ADUs must remain on the same utility meters as the primary residence.
