Council to initiate rezoning to revert 1.1-acre Watkins Road parcel after deed error

Staff told council about a 1.1-acre parcel on Watkins Road that was included inadvertently in a prior rezoning due to a deed description error when Serenbe purchased adjoining property. The deed contained the unintended legal description and the parcel was rezoned as part of a larger package; Serenbe subsequently quitclaimed the parcel after discovering the mistake and a new private owner contacted the department asking about development options.
"Turns out Serenbe immediately decided to just quitclaim it because it wasn't something they ever thought they bought," Mike said, describing the sequence of title and survey discovery. Staff recommended initiating a city-initiated rezoning to revert the parcel back to RL without imposing application fees and said the city would perform the public-notice, sign and advertising requirements and bring the matter forward as a first read next month.
Council agreed the city-initiated process would be appropriate and staff said they would continue verifying tax records and ownership details with the tax office as needed before formal action.
