The Tivoli Planning Board on Oct. 27 reviewed an amended site plan application for 63 Broadway (parcel 134803.6175.18.492044.0000) proposing operation of an online antiques business without physical changes to the site. Chairwoman Lisa Schwarzbaum and board members asked for more operational details and clarity on parking before the board considers formal approval.
Board members flagged potential neighborhood impacts including hours of operation, delivery-related congestion, and increased noise. The board recorded that "the file will be sent to RAMP at the county because Broadway is a Dutchess County road," initiating county review. The applicant said "there have been no noise or delivery issues with the existing bar business," and the board confirmed the village's 10:00 p.m. noise ordinance as an applicable constraint.
The board asked the applicant to provide specific hours for online appointment activity and walk-in customers and to consult the Village building department regarding whether additional parking will be needed under zoning.
