Pflugerville planners outline UDC rewrite and set public review for mid‑September

The Planning & Zoning Commission received an update Aug. 3 on the city’s Unified Development Code rewrite and a timeline for public review. Erica Craycraft, assistant project manager with Freese & Nichols, told the commission the effort has moved through diagnostic and drafting phases and is entering phase three: public review, refinement and adoption.

"My name is Erica Craycraft with Freese & Nichols, and we have a short presentation for you this evening," Craycraft said, explaining the project schedule. She said the team expects to publish a public draft around the middle of September, follow that with an open house and a three‑week virtual engagement window, then hold a joint workshop and later joint public hearings.

Why it matters: the UDC sets rules for housing types, tree preservation, park dedication and other development standards. The draft’s public release will provide residents and stakeholders a defined period to review proposed zoning districts, design standards and development rules before the city moves the revised code through workshops and hearings.

City staff and consultants told commissioners they will use feedback from the advisory committee to refine the draft and will bring the document to a joint workshop with council and the Parks Commission before posting it online. Craycraft said the project has been structured in three phases and that the city previously completed a diagnostic assessment and module‑based drafting with staff and advisory feedback.

Next steps: staff will incorporate the committee’s direction into the draft, bring the revised draft to a joint workshop (tentatively in about a month), release the public draft in mid‑September, hold an open house and virtual comment period, then proceed toward public hearings in November.
