Consultant Susan Wenzlick told the Manistee County Land Bank Authority that a Phase I and a follow-up Phase II environmental site assessment were completed for 267 Third Street. The Phase II work was performed because a feature of the building suggested it had been used for coal delivery, prompting additional sampling and review.
Wenzlick said the assessments identified no significant environmental concerns aside from asbestos that must be abated prior to demolition. She stressed that completing the abatement and demolition within the grant timeline was critical to ensure eligibility for reimbursement through the State Land Bank Authority.
The Authority recorded the finding and proceeded to evaluate contractor bids for asbestos abatement and demolition; Wenzlick recommended Pitsch Companies as the lowest responsible bidder.
