Counsel Tanner Jackson said the application does not increase the building footprint or business hours; the change would increase required parking from nine to ten spaces but, because the lot is substandard and largely built‑out, no additional on‑site parking could be added.
Jackson and owner Amanda Roderick (sworn) told the board the event space is tightly managed, typically hosts "about 3 maximum" events per week in season that run roughly from 5 p.m. to 10 p.m., and is not intended to be a nightly bar: "It's not a bar. It's an event space," Jackson said. Jackson added the applicant proposes a 60‑inch glass wall on the balcony to contain activity and prevent spills on the street below. The board discussed management and noise mitigation, then approved the petition unanimously with the standard 12‑month start/complete and recording conditions.
