Resident asks CDD, HOA to address slab water intrusion and ponding at 27123 Sound Way

Lynda Sorensen, an Oak Run resident, told the River Ridge Community Development District at its Oct. 22 meeting that moisture under her slab had buckled wood flooring and caused mold in the master bedroom. She said inspections found no plumbing or HVAC leaks and that a leak-detection specialist measured “very high moisture levels on the floor and concrete slab.”
Sorensen said recent heavy rainfall led to ponded water behind her unit at 27123 Sound Way and recommended installing perimeter drain tiles and 5- to 10-foot downspout extensions to move runoff farther from the home. She also told the Board she had presented the matter to her HOA and asked the CDD and HOA to work together to find a solution. Chair Bob Schultz and staff noted that “drain tiles are an HOA matter, not the CDD,” though Schultz said CDD might address ponding water in certain cases.
District engineer Charlie Krebs told the Board that the area historically lacked drainage because it was originally an indigenous preserve and then rezoned as club land, so it is not part of the water management system. Operations Manager Shane Willis and staff said they would continue to investigate possible sources and mitigation options and agreed to share findings with the HOA and homeowner.
