Plan Commission approves Northern Reach final plat; developer to begin Phase 2 in winter or spring

The Plan Commission unanimously approved the Final Plat of Northern Reach on June 8, imposing seven conditions intended to coordinate utilities, stormwater management and future public amenities. Staff described Northern Reach as the next phase west of Glendale Acres and reiterated that lots fronting Glendale Avenue must remain as outlots until utility service is available.
A representative of Vierbicher told the commission that Phase 2 of the development is anticipated to begin in the winter or spring and that future homeowners would be informed about subsequent phases. Commissioners required dedication and construction of a regional stormwater pond, trail and conservancy easements, dedication of a northwest corner for a future park with 20‑foot access, sanitary and stormwater easements as required by Village of Howard Engineering, changing lots fronting Glendale Avenue to outlots, approval of CBU locations by Village Engineering, and coordination of road names across adjacent developments.
Randy Smith moved to approve the Final Plat subject to the listed conditions; Ellery Gulbrand seconded and the motion carried unanimously.
