Roxbury committee advances fire, water and maintenance fixes; approves service contracts and locks

Bob Ketchel and Kristen Getler reported fire-inspection remediation is underway and the committee has spent about $1,500 so far to address violations; they said a change-of-use filing with the fire marshal will be required if future lessees change the building’s use. The committee approved adding semiannual generator service (estimated $1,179) to the town contract and noted weekly auto-tests were occurring. Water testing for chloroform must be conducted monthly for a year (estimated $465/month) unless a trained operator (Bob) becomes certified (permit $45) to submit samples to the state lab. A pump controller repair by Gillespie was reported as completed.
The committee also approved a $1,600 locksmith quote from Mark Keahey of GW Locksmith to re-key the building (vote 6-0-0) and later approved purchasing an ~$800 dehumidifier to address mold and humidity concerns (vote 7-0-0). The committee will track electricity impacts of the dehumidifier and consider longer-term HVAC solutions.
