Design board approves PNC Bank exterior renovation at Kimco outparcel on South Dixie Highway

Mark Alvarez noted the Southwest 62nd Avenue façade sits at a 3‑inch setback that is legally nonconforming but grandfathered because it predates current code; staff recommended approval while asking the applicant to add native shrubs and consider façade interest along the sidewalk.
Rob Brooks, PNC’s architect, said the bank will add glazing, update materials and lift the entry massing to reactivate a dormant storefront. Brooks told the board the team will add bollards at drive aisles and explore carrying façade materials around the 62nd Avenue elevation to reduce the appearance of a blank wall. After design comments, the board voted to approve the renovation with staff and board recommendations for additional façade articulation and security bollards.
