The Village of Sodus Point Planning Board on Nov. 4 voted to forward a preliminary site plan for a three‑story home at 8474 Greig Street to the Zoning Board with reservations because the proposal requires multiple variances. The applicants, Scott and Cindy Briggs, seek reduced setbacks — 3.1 feet from the southwest property line where 5 feet is required, 22 feet from the north where 25 feet is required and 15 feet from the south where 25 feet is required — and a 34‑foot roof peak where 30 feet is permitted; the plan shows 29% lot coverage. The board recorded a unanimous vote to send the application on to the Zoning Board with reservations (Evener, Kedley, McKee, Fogarty — all aye).
Board members questioned how the height and deck/sunroom footprints would affect views and neighboring properties. Chair Bruce Evener asked whether the applicants had a fallback plan if the Zoning Board did not grant variances; the Briggs said they did not and defended room heights of roughly 7 feet. Member William Kedley described the structure as "large" for the parcel and cautioned the Zoning Board may have concerns about the proposed height.
Neighbors offered mixed feedback. A written letter from Carly Straubing, read aloud by CEO Kevin Druschel, said the proposed building would obstruct views of Sodus Bay and suggested relocating the garage to reduce visual impact. Mr. and Mrs. Cottrel, attending in person, said they did not object and noted ongoing negotiations about a nearby dock and public conveniences. The applicants showed a resurvey and overhead plans and said the design would not obstruct views from surrounding properties.
Chair Evener completed the Waterfront Assessment Form with board members voicing no significant impacts on the points listed; the form will be signed and submitted to village offices. The board's formal motion sent the Briggs application to the Zoning Board with reservations because of the number and complexity of variances. The Zoning Board will have the authority to grant or deny the variances and the applicants were advised to present the revised survey and application to that board.
