The Village of Sodus Point Zoning Board unanimously accepted the State Environmental Quality Review (SEQR) for Brandon Martin's proposal to build three storage buildings at 7118 Route 14 and then voted to treat the request as a special-use permit rather than a zoning variance.
Chair Tom Johns opened discussion of the SEQR and asked board members if they had concerns about the prior review; no concerns were raised and the board voted to accept SEQR. Later, after discussing whether a variance or special-use permit was more appropriate given that the parcel crosses residential and limited commercial zoning, Steve Nesspor moved that the case be considered as a special-use permit; Lynn Carlyle seconded and the motion passed unanimously. "There was nothing new, the proposal was the same as submitted previously," applicant Brandon Martin said when invited to update the board.
Board members said handling the application as a special-use permit would allow more control over future conditions and site design than a variance. The ZBA did not at that time grant final approval for the storage buildings; it only advanced the matter for special-use review.
