Sodus Point zoning board rejects conditional approval for Tidesides storage buildings

The Village of Sodus Point Zoning Board rejected a motion to approve three 36-by-150-foot storage buildings for boat storage at the Tidesides property on Route 14, after members said concerns about neighborhood impacts remained unresolved. Chair Tom Johns was the lone vote in favor; three board members opposed the conditional approval and the motion failed.
Johns had proposed approval tied to a list of conditions that included completing 19 items the Planning Board requested, prohibiting outside storage and limiting exterior lighting. The motion "did not pass" with the following recorded vote: Tom Johns—aye; Steve Nesspor—nay; Lynn Carlyle—nay; Sue Bassage—nay. The ZBA gave no final approval and did not issue a variance.
Neighbors and at least one board member had argued the property sits partially in a residential area and that outside storage, visibility from the road and early-morning activity could harm nearby residents. After the vote, applicant Brandon Martin said he would work on the Planning Board's listed items and return with revisions. "It is not right that the ZB and PB keep asking him for so many things without telling him what it is they want," Martin said, expressing frustration with the process.
The board discussed rezoning the area more broadly but did not act on such a change at the meeting. The ZBA advised Martin that he may return with a revised proposal and that any relocation of buildings higher on the parcel would follow the same application process.
