Scott and Cindy Briggs asked the Village of Sodus Point Planning Board on Oct. 21 to accept a preliminary site plan for a three‑story residence on Greig Street that would require multiple zoning variances. The application shows a 34‑foot peak (the code allows 30 feet), reduced setbacks as small as 3.1 feet where 5 feet is required, and 29 percent lot coverage. The Briggs said they intend to adhere to the footprint shown in their submitted sketches and that the home is planned as their retirement residence.
Village CEO and code enforcement officer Kevin Druschel told the board, “there should be a floor plan to send this application to the ZB.” Chair Bruce Evener and other board members echoed that position, saying the applicants must supply a defined floor plan, surveys and dock plans before the zoning board review. The Planning Board said it could give preliminary approval to the submitted sketch and footprint but directed the Briggs to return with a floor plan, exterior materials and other details on Nov. 4. The board recorded a unanimous vote in favor of the preliminary determination.
Why it matters: the proposal would be taller and closer to property lines than the code allows, triggering state sign‑off and variances that could affect neighboring properties and shoreline considerations. The board repeatedly requested clearer plans so the Zoning Board can consider the legal variances and any impacts to the public right‑of‑way or docks.
