The Village of Sodus Point Zoning Board on Oct. 28 approved a preliminary site plan and setback relief for a second‑story addition at 8482 Wickham Blvd, the board said. Chair Tom Johns called the proposal straightforward and the board voted unanimously to approve the project.
Applicant Jeff Shelters described the plan as a simple addition to create an upstairs bedroom while keeping the existing front porch footprint. "it would be a vaulted ceiling out and put walls on and carry it out to the front of the porch," Shelters said, adding the roof and siding would match the existing home and that the roof would be metal. The board record lists the proposed structure as roughly 20 feet wide and 26 feet high and notes the requested relief from the west-side setback requirement (proposed 2 feet where 5 feet is required) under CODE 190-49 and CODE 190-11.
Board member Mark Ketcham asked whether Shelters had spoken with immediate neighbors; Shelters said he had not but that the neighbors "are not there a lot." After brief discussion, Lynn Carlyle moved to approve the planned build "as listed"; Mark Ketcham seconded. The motion passed unanimously with votes recorded from Tom Johns, Mark Ketcham, Steve Nesspor, Lynn Carlyle and Sue Bassage.
After the adjournment, a neighbor who had attended by Zoom asked whether the planned upgrade raising the roof and adding an upstairs bedroom had been approved; Chair Johns confirmed that it had. The board did not record any conditions or additional applications attached to the approval in the minutes.
