The Village of Cold Spring Historic District Review Board on Feb. 17 approved an application to finish the existing basement at 65 Paulding Avenue, a locally listed property, allowing new basement sliding windows, an outdoor shower tucked beneath an existing area and a pellet-stove vent to the exterior.
Owners Kristen and Matt Sherman presented the proposal, describing sightlines as “street view is from Paulding Avenue; slight view from Chestnut Street,” and explaining that the outdoor shower is tucked under an existing area and that the pellet stove would be vented outside. The board clarified that all exterior changes are at the first-floor basement level and would be minimally visible from the public right-of-way. The board approved the application as submitted (motion by Kate van Voorhees; second by Lauren Wallis Hall; vote 4-0-0).
The approval contains the board’s standard expectation that new openings and exterior work respect the building’s streetside appearance; no additional conditions were recorded in the minutes. The board’s decision resolves this application for work that the applicants said is limited to the basement and immediate exterior features.
