The Planning and Zoning Commission on July 13 recommended that the Board of Aldermen approve Thornell Corp’s site plan for Lot 2 in the Innovation 5th Plat. The proposal calls for a 40,800 sq ft building comprising a 30,000 sq ft warehouse, 5,400 sq ft of first-floor office space in front of the warehouse, and 5,400 sq ft of unfinished storage on a second floor. The Innovation Board of Trustees had already approved the proposed project, and staff recommended approval subject to standard site-plan conditions such as updated landscaping, relocating a monument sign outside a utility easement, city engineer review, necessary permits, sediment and erosion controls, a Kearney Fire & Rescue key box, and building and sign permits.
Commissioner Keith Hall moved to recommend approval of the Lot 2 site plan with the staff-recommended conditions; Commissioner Wyeth Ervin seconded and the motion passed unanimously. Staff listed multiple technical conditions that must be met before construction, including submission of a DNR land disturbance permit if required and city grading and building permits.
