The Lake Lure Board of Adjustment approved variance ZV2026007 on June 23, allowing Camp Lurecrest to construct a single-family home with a reduced street-front setback of 26 feet on lot 31 (0 Pleasant Circle). Staff explained the lot presents an unusual three-frontage configuration that, together with septic and well placement constraints and topography, restricts viable building sites.
The Board reviewed nearby existing setbacks (approximately 15 to 22 feet at neighboring homes) and concluded the requested 26-foot setback would be compatible with the neighborhood pattern. The motion to approve was made by Kimberly Sayles, seconded by Kathleen Hatfield, and passed unanimously. Staff noted the lot’s reduced area (to 6,970 sq ft) is an existing nonconforming condition and the variance request pertained only to the setback.
