Arcola council approves preliminary plat for Post Oak Point amid resident questions over 'industrial' label

The Arcola City Council on Sept. 10 approved a preliminary plat for the Post Oak Point site, a 3.256-acre tract in the Thomas Burnett survey that staff said must return for final plat and development-agreement details.
City engineer Lawrence Turner told the council the plat is preliminary and staff’s primary concern is access: "access is restricted off of the residential streets over there because I don't know what's gonna go there. So we don't wanna have 18 wheelers and everything else coming in on Tuscany Creek," Turner said, and recommended approval subject to the comments attached to staff’s recommendation. The applicant stated the development would be commercial and not heavy industrial: "This will be commercial," the applicant said, and said a predevelopment meeting and a development agreement will clarify allowed uses.
Council discussed the lack of zoning in Arcola and agreed that the development agreement would be the vehicle to define uses later. The council approved the preliminary plat with the staff comments and indicated the final plat and development agreement will return for additional action.
