The Douglas County Board approved a conditional use permit for Real Deal Investments of Carlos LLC to operate a warehouse with non-retail business office space and six rental storage units in Carlos Township. The approval includes six conditions intended to limit outdoor impacts and ensure compliance with stormwater and waste rules.
Conditions include a prohibition on outdoor storage (except trash/recycling and vehicles associated with the business), limits on any outdoor lighting to 20 feet with hooding and downward orientation, requirements that refuse not be deposited outside and that an NPDES permit be secured for construction disturbing more than one acre. The motion was made by Commissioner Tim Kalina and seconded by Commissioner Jeff Way; the vote was unanimous.
Minutes also require that changes in business type or expansion beyond approved uses will require a new or amended conditional use permit; habitation of units is explicitly prohibited.
