The Planning Commission on Jan. 15 recommended approval of a site plan for Lot 304 at Saratoga Town Center, a proposed single 25,482-square-foot building intended for indoor recreation uses.
Senior Planner David Jellen said the approximately 1.98-acre project is planned for northwest of Crossroads Boulevard and Commerce Drive and will rely on private streets within the subdivision for access. Applicant Josh Moffat said developers had considered "bounce house type of businesses originally, but now thought it might be used for a dance studio or fitness type of business." Commissioners and staff emphasized the importance of parking and phased landscaping; Mr. Moffat said engineers were still finalizing traffic plans.
Commissioner Scott A. Hill and others stressed that parking provision will be critical if the use is recreational. Commissioner Doug Willden moved to forward a recommendation for approval with staff findings and conditions; Commissioner Hill seconded and the motion passed unanimously, 7–0.
Staff noted that the development is owned by one entity and that landscaping and phasing percentages have been tracked as phases were developed. The recommendation includes compliance with "Shall Comply" items in the staff report and ongoing review of traffic and landscaping details before final approvals.
