The Planning Commission on Jan. 15 recommended approval of a site plan for a five-tenant commercial building at 2429 North Stagecoach Drive, part of The Hub at Saratoga Phase 1.
Planner Kendal Black said the proposed building totals about 11,853 square feet. Parking was calculated under multiple standards: one tenant was treated as a drive-thru restaurant at 5 stalls per 1,000 square feet and the remaining tenant spaces at 4 stalls per 1,000 square feet, producing a 50-stall requirement. The plan shows 44 on-site stalls before a proposed shared-parking agreement that would add seven stalls; staff advised that even without shared parking the project would meet the requirement. Applicant Travis Olsen said the submittal represented "the culmination of 4-5 months of work," and described concerns about north access and stacking in the drive aisles.
Commissioners discussed whether Option B from the staff report would better address parking and access; Commissioner Colton Miles and others favored Option B for additional parking and improved access. The plan was recommended for approval with Conditions in the Staff Report (Condition 4 - Approved; Condition 5 - Connection Not Required; Condition 6 - Selecting Option B). The motion, made by Commissioner Doug Willden and seconded by Commissioner Scott A. Hill, passed 7–0.
The commission recorded that Stagecoach Drive is planned to extend north roughly 200 feet to parallel Redwood Road and eventually connect to Hardman Way in Lehi, and that grades into Empire Flooring meet city code (about 6% in the main parking body and 4–5% at the drive approach).
