Council reviewed and approved Resolution 598061025 to accept dedication of streets and infrastructure for Bertram Oaks Unit 2, but tied acceptance to two conditions: written assurance that the HOA-maintained park will be open to the public, and confirmation from the surety that maintenance obligations (including drainage and paving) would be honored even if language in the performance bond referenced narrower items.
A Lennar representative said the developer was contributing roughly $548,000 in community park improvements compared with a statutory park fee of about $66,000. "We're making improvements of approximately $548,000 in the community for park improvements, whereas our park fee is about 66,000," Bill Barton of Lennar said. Council directed staff to secure a one- or three-party agreement or surety confirmation to ensure public access and maintenance coverage; the resolution passed on that basis.
