The Watertown Board of Adjustments unanimously approved a side-yard setback variance for 942 Southlake Drive to replace an existing three-season room with a four-season addition whose roofline will match the primary house.
Homeowner Judy Packins said she planned no change to the ground-level footprint but wanted to raise and reconfigure the roof to integrate the room into the home and avoid damage. "I would like to... incorporate this whole piece into the house from 3 season to 4 season," Packins said, adding the change is primarily about height and integration rather than expanding the footprint.
Neighbors John Kessler (938 Southlake Drive) and Sydney Johnson (940 Southlake Drive) both spoke in support; Kessler said he and his wife "have absolutely no problem with this variance request," while Johnson said existing trees largely obscure views and she did not expect the change to alter neighborhood character.
Board members noted the structure dates to earlier construction (one attendee cited a 1929 build date from GIS) and that the proposed work rebuilds within the existing footprint without further encroachment. The board moved, seconded and recorded an affirmative roll-call vote; staff recorded unanimous approval.
