Staff presented a rezoning request to convert roughly 16.81 acres from SF-20 to a planned development district (PDD) for a mix of 16 townhomes, 4 duplexes and commercial storage on Jones Road and Pinto Lane. Applicant Dan Park (Earthworks Group) explained earlier plans for more than 100 townhomes were scaled back after intersection and traffic concerns related to a nearby DOT roundabout.
Park said converting to a PDD lets the developer include a storage facility with more evenly distributed daily traffic and that residential is capped at 20 units under the proposed PDD. "We've capped that at being 20 units... No matter what, you're not getting more than 20 on the rest of that property," he said. The commission acknowledged the traffic constraint and will review the proposal further at the next meeting.
