Staff presents plan for 43-home manufactured home park on Shetland Lane

Staff told the commission the applicant is requesting to rezone 8.14 acres to allow 43 manufactured homes on Shetland Lane and showed a plan with a gross and net density of 5.3 dwelling units per acre. "The applicant's requesting to rezone 8.14 acres from Mobile Home Park to Mobile Home Park in MSF 6 for 43 manufactured homes on Shetland Lane," staff said.
Staff described proposed project elements including two accesses on Shetland Lane, a 25-foot streetscape buffer, 0.7 acres of open space and an existing stick-built house to be incorporated and converted to commercial use; staff also noted the applicant received a variance for an existing structure not to meet a 20-foot setback and has requested a design modification to shotgun the mobile homes and use a 25-foot commercial drive in lieu of a 50-foot right-of-way. The commission asked questions and deferred the public hearing to next week for further review.
