The Town of Ballston Zoning Board of Appeals took several procedural and substantive actions on Aug. 5.
The board approved the July 1, 2026 meeting minutes on a motion by Julia Stone, seconded by Patrick Whitton. Chairwoman Annetta Dunham abstained from that vote because she had been absent from the July 1 meeting; the minutes state the "rest of Board in favor" and the motion carried.
On substantive business, the board granted an area variance for 172 Charlton Road to allow a detached garage to be 17 feet from the side lot line where 50 feet is required, yielding 33 feet of relief. Vice Chairman Patrick Whitton moved the motion and Board Member Steve Merchant seconded; the minutes record "All in favor. CARRIED."
The board also discussed the Stewart's Shops redevelopment at 801 & 809 Route 67, classified that application as an Unlisted Action under SEQRA, scheduled a public hearing for Sept. 2, 2026 at 6:30 p.m., and initiated a referral to the Saratoga County Planning Board. The board asked Stewart's Shops to provide deed or life-estate documentation and a signed acknowledgment from the resident at 809 Route 67 ahead of the hearing.
Finally, Mr. Whitton moved to adjourn and Mrs. Dunham seconded; the meeting ended at 6:48 p.m.
