The Oct. 29, 2025 plan, prepared by engineering firm Thomas & Hutton for developer Lennar Georgia, lists the project location as Little Neck Road and identifies the parcel IDs and an anticipated disturbed acreage that includes Phase 1. The plan states total land acreage as "± 757 AC" and notes Phase 1 as an estimated 484 acres. It also lists open space at 352.14 acres (46.5% of the site) and preserved wetland totaling 135.15 acres.
