Willow Pond developers seek narrower private drive, sidewalk waiver citing tight site

Representatives for the Willow Pond Estate Townhomes described design constraints and asked the Hardin County Commissioner's Court for two variances: a reduction of the private-drive width from the required 26 feet to 24 feet and a waiver of the requirement to construct the sidewalk adjacent to the private drive. The court's presiding officer noted the request was submitted at the request of Marisol Gutierrez, the interim floodplain administrator, and said Commissioner Cook had checked with Lumberton Mudd, ESD No. 2 (Lumberton Fire and EMS) and county engineers without identifying reasons to deny the variance.
Richard Faust of Faust Engineering Sterling, speaking for the Willow Pond proposal, described the property as "a very crowded site," citing an electrical easement on the west side and detention ponds in the north as constraints on lot layout. Faust said placing a 3.5-foot sidewalk in front of the lots would leave essentially no yard for the units. The court opened the item for public comment and none was offered. The transcript records presentation and discussion but not any formal motion or vote to grant or deny the variances during the special session.
