Beachwood's Land Use Board approved a variance for 445 Briar Way (Block 1.25 Lot 2) at its July 13 meeting, finding that the lot’s irregular shape and deficient depth created a hardship that justified relief from the 100-foot lot-depth requirement.
Stuart Challoner, the applicant’s engineer and planner, testified that the applicant would construct a 22-foot roadway, extend the water main, install a fire hydrant at the corner of Bowline Street and Briar Way, and install a blowoff hydrant at the end of Briar Way. He testified drainage would be directed to the roadway and away from neighboring properties and that final stormwater management plans would be submitted for review. During public comment, resident Ronald Perez objected to a two-story home as inconsistent with the neighborhood and raised pedestrian-safety concerns. The Board closed the public portion with no additional speakers.
The Board recorded conditions for the approval: installation of 'No Parking' signs, recording the Resolution of Approval with the Ocean County Clerk together with the deed, extension of the water main, installation of hydrants and a blowoff, and the requirement that no construction permits be issued until roadway improvements are completed. The application passed on a 4–3 roll-call vote.
