Planning staff said the draft code reduces the industrial minimum lot area from one acre to 20,000 square feet to broaden the pool of eligible parcels. "In the current zone, the area for this zone from I 1 is 1 acre, and I reduced it to 20,000 square feet," staff said while explaining the adjustment and asking for commissioner input.
Commissioners expressed concern about excluding viable businesses that need larger lots and about creating inadvertent barriers to development. Staff also asked the commission whether the required road frontage for industrial lots should remain 100 feet or be reduced to 75 feet; commissioners asked staff to run a simple analysis and bring parcel maps so the commission can see how many lots would be affected and whether variances would be commonly sought.
