Staff backs sports complex at church property but flags traffic and noise

Staff presented a proposal for a sports complex on a 26-acre parcel owned by a church along Washington Pike that would include two baseball fields, a tee-ball field, a soccer field, four pickleball courts, a dog park, walking trail and accessory structures.
The presenter said staff recommends approval with nine conditions but cautioned that simultaneous use of multiple playing fields "could generate significant noise and vehicular traffic during games times." The plan does not meet the peripheral setback requirement in a portion of the site, and the applicant is pursuing a PCA variance to address that issue; if the variance is not approved, the site plan will require revisions.
Commissioners asked about traffic controls at the site and were told there is no existing traffic signal and that no traffic study was required for the proposal.
