The commission continued a request from the Fieldstone Farms homeowners association seeking a minor modification to a special permit to allow driveway expansions (either pavers or asphalt) and diagrams submitted with the application.
Homeowner Alan Barberino asked practical questions about materials and turning radii for modern SUVs and whether curb cuts could be permitted for units with short driveways. "If you had a 40 foot driveway, you could certainly do 1 of these," Barberino said; he added that many homes in the association lack the turning radius for larger vehicles without curb modifications. Town engineering memos set an aggregate limit tied to impervious surface — roughly a 10,000 square‑foot threshold — and counsel recommended limiting individual expansions so the overall drainage system would not require an upgrade.
Commissioners said the application as revised by engineering (permitting both pavers and asphalt and limiting the total number of modified driveways to 40) represented a substantive change from what was discussed at the workshop, and they asked staff to seek further clarification from the town engineer on why asphalt was now permitted and how permeability goals would be preserved. The commission voted to continue application 406‑26 to the September meeting so the applicant and engineering staff can resolve curb‑cut and permeability questions.
