Nick Weaver provided a development update to the Spring Valley CID No. 1, identifying himself on the record as "Nick Weaver, 1045 South Arbor Island Way, Eagle, Idaho." He reported current and recent activity in the Spring Valley development: "Right now, we have sold lots of 438 lots to home builders." He said home builders have pulled 149 building permits and received around 110 certificates of occupancy. Weaver also reported about 40 units sold to end users and roughly another 40 under contract.
When asked about near‑term lot sales, Weaver said the board can anticipate about 170 lot sales to home builders for calendar year 2026 and that builder-to-end-buyer sales could approach 200 by year end; for 2027 he said a planning assumption of roughly 200 lots sold to home builders is reasonable. He characterized the trend as positive for taxable district value and said that, with current trends, the district will be able to service bonds over the long term.
