Atlantic Group proposes 129-unit development on Onancock edge; commission requests detailed materials

Chris Carville, a principal with Atlantic Group and Associates, presented a rezoning application for a 27.33-acre parcel north of Market Street that the Yodachowski Group recently purchased. Carville said the owner is proposing rezoning the property from B-2 to R-2 and provided a conceptual plan; he introduced himself: "My name is Chris Carville. I'm a principal with Atlantic Group and Associates, here on behalf of the Yodachowski Group who has recently purchased the property, before you this evening."

During commissioner questions, Carville confirmed the concept shows "95 townhomes and 34 duplex units for a total of 129 units," and said the project envisions fee-simple ownership lots with amenities such as open space, a small clubhouse and a pool. Commissioners expressed concern about density for the town's size, access points (one versus two), lot-size requirements for townhouses and traffic implications. Staff described the stepwise process: the commission will compile written questions for the applicant, request a more complete application (including a legend-readable plan, traffic and environmental studies and buffer details), and review those materials before scheduling any public hearing or making a recommendation to town council.
