Clay Zoning Board approves several variances, defers pole-barn hearing to Aug. 10

At its July 13 meeting the Town of Clay Zoning Board of Appeals approved area variances for signage and residential fencing and adjourned a pole-barn variance after fire-safety and setback concerns raised by Code Enforcement and the Fire Department.
The Town of Clay Zoning Board of Appeals met July 13, 2026, at Clay Town Hall and approved multiple area variances while adjourning one contested pole-barn request to Aug. 10, 2026. Chairperson Vivian Mason opened the meeting, called the roll and stated that for SEQR purposes "all new actions tonight will be determined to be a Type II, and will be given a negative declaration, unless otherwise advised by our attorney."
Board members voted to approve variances including: an increase from two to three wall signs for Allied Sign Company (Case #2001); a front-yard setback reduction and 6-foot fence allowance for Sarah Vartabedian (Case #2006); a sign-face enlargement for Ulrich Sign Co. (Case #2007); and a vinyl fence replacement connecting to a home for Johann Weigl (Case #2009). Each approval was conditioned on "substantial compliance with Exhibit 'A.'" The board unanimously adjourned the hearing on Case #2008 (Finger Lakes Construction) to Aug. 10 following concerns from Code Enforcement and the Fire Department about proximity to the road and firefighting access.
