Applicant says revised design for Park Street storage building reduces neighborhood impact

The applicant's consultant, who identified himself as Pat Castabiel of Stephen A. Cost and Associates, told the Planning Board the revised site plan narrows the proposed accessory building, relocates the stairwell to the rear and increases side-yard separations to about 10 feet on each side. "Basically, what we did was we took the building and shrunk it down to the width of 2 cars, put the stairwell in the back of the building to get upstairs to the 2nd Floor, Moved it away from the rear yard, so that we have 10 feet on 1 side and 10 plus on the other side," he said.
Pat said the design also reduced the amount of impermeable surface compared with earlier plans, reporting the existing lot had about 89% impervious coverage and the proposal drops that to roughly 74.72%. He described interior changes that make the second-floor area smaller and an over-garage shed roof to reduce street-facing height. Board members followed with technical questions about water hookups, drainage and heat for classic-car storage; Pat indicated electric heat would keep vehicles above around 50 degrees and that existing driveway drains and two dry wells would receive runoff.
