Plan Commission approves zoning text amendment for Rocket Wash site at Hwy 31 and 165

The Pleasant Prairie Plan Commission approved Zoning Text Amendment Ordinance 25-39, a revision to the Rocket Wash planned unit development for Lot 1 at the southwest corner of State Highway 165 and State Highway 31.
Planning staff explained the proposed amendments are minor and specifically remove a previously required solar canopy that is no longer part of the project and adjust primary and secondary monument sign size and location requirements. "So we are looking to reconsider that with a few amendments, and those, specifically are that we are removing specific requirements related to a solar canopy, which is no longer being proposed on this project," staff said during the hearing. No members of the public spoke at the hearing.
A commissioner asked about the anticipated opening date because of the site's proximity to a neighborhood; staff and the applicant indicated timing will be determined as the project proceeds. The commission voted to approve the zoning text amendment by voice vote.
