The Planning & Zoning Commission on Nov. 13 recommended approval of a rezoning request by Schwerin 5 10 LLC to change a 1.04-acre parcel on County Road 510 from CL Limited Commercial to CG General Commercial.
Lawrence Andrews explained that the parcel sits within the US 1 / CR 510 commercial-industrial node and noted the applicant already owns adjacent CG-zoned parcels to the northeast. "The proposed zoning CG, general commercial, allows a broader range of commercial uses including more intensive retail service and restaurant use," Andrews said, arguing the change aligns with redevelopment trends in the corridor.
Bruce Barquette, representing the applicant, told commissioners the request is consistent with the comprehensive plan and inside the urban service boundary and offered no additional substantive testimony beyond the staff report. The commission moved, seconded and voted to recommend approval; the motion passed unanimously and will be forwarded to the Board of County Commissioners for final action.
