Steven Khoury presented an amended site plan to convert the first floor of an existing office building at 71 Plaistow Road into a walk‑up ice cream business with four dippers and four employees. The plan discontinues the existing well and connects the building to Town water, adds four 42‑inch wide serving windows and proposes updated lighting and site striping for traffic flow and circulation.
Board members sought more detailed plans for lighting, striping and vehicular circulation; engineering consultant Steve Keach also noted an open foundation on the property that must be addressed. The Board approved the application 5‑0‑0 with conditions requiring all professional stamps on final plans, submission of the NHDOT driveway permit number, and addition of MUTCD‑compliant striping and code‑compliant lighting prior to final recording.
