Senior planner Olivia Knightley briefed the commission on proposed ADU (accessory dwelling unit) bylaw clarifications aligned with recent state guidance. The draft would treat protected-use ADUs as capped at the lesser of 900 sq ft or 0.5 of the primary structure's gross floor area and would preserve the current 5-foot allowance for accessory structures within setbacks unless the board elects to change the broader accessory-structure rules.
Commissioners debated whether to retain the 5-foot intrusion allowance or increase it to 10 feet, noting that changing the setback would require amending accessory-structure allowances town wide. They also discussed limiting ADUs to one protected-use ADU per lot and excluding short-term rentals (reservations under 31 days). Olivia said the board will open the public hearing on the draft bylaws on Sept. 14 and continue on Oct. 5 to ensure adequate public notice and review.
