Planning staff presented a warrant request tied to the Pine Creek final plat asking that up to 20% of required parking spaces be reduced from 10 feet wide to 9 feet wide (retaining 20 feet of stall depth) to reduce impervious cover and runoff in the Gilles Branch drainage area. Staff said the development meets the one‑space‑per‑bedroom requirement and that the requested departure would modestly shrink pavement while preserving required ADA spaces and accessible aisles.
Brandon McAtee, the developer's representative, told the commission that standard parking spaces in many developments are commonly 9 by 18 feet and that reducing the width to 9 feet for some spaces would not affect ADA stalls or the senior complex's usable parking. "9 by 18 seems better," he said while noting the project preferred to retain 20 feet of depth for maneuvering. Commissioners pressed on whether seniors using walkers could safely enter and exit vehicles; the developer and staff said ADA required spaces and accessible aisles remain unchanged and that the request applies only to 20% of the site's stalls. After questions and discussion, the commission voted to recommend the warrant request to City Council.
