The Zoning Board approved a variance Aug. 11 allowing Blue Coral Cross LLC to convert an existing three-unit building at 19 Cross Street into five residential units despite a minimum-lot-area shortfall (lot is about 6,110 sq ft; 20,909 sq ft is required by the table of dimensional requirements).
Applicant Anand Meindraker said the conversion is interior only, that the property already contains eight paved tandem parking spaces and that the owner will work with architects and civil engineers to design stormwater and snow-storage solutions. A neighbor letter on file raised concerns about snow storage and drainage; the board observed that the state parking standard is now effectively 1:1 and that the planning board will review site-level technical details.
Board members said the reduction in the scope from an earlier 6-unit proposal to five units and the existing parking relaxed some concerns. The variance was approved, with the understanding that the planning-board/site-plan review and the building-permit process will require design solutions for drainage, snow storage and any necessary screening.
