The City Council approved Zoning Application No. Z1025‑0423 and adopted Ordinance No. 5226 to change the property at 3225 North Town East Boulevard from Planned Development—General Retail to Planned Development—Service Station (PD‑SS). Adam Bailey, Director of Planning and Development Services, said the plan shows a 3,457‑square‑foot building with three pumps that can service six vehicles and that the proposal meets or exceeds most development standards, including 14 parking spaces and at least 12 percent landscaping under the base plan.
The applicant agreed to a modification to increase landscaping to 20 percent. Correen Robertson, representing Civil Engineering Professionals, LLC, said the property historically operated as a gas station and that the owner committed to the 20 percent landscaping requirement. Councilmember Elizabeth Rodriguez‑Ross moved to approve the zoning change as recommended by the Planning and Zoning Commission, modified to require 20 percent landscaping; the motion passed 5–1 (Kenny Green opposed). The ordinance includes a penalty provision not to exceed $2,000.
