The committee approved the time-sensitive resurfacing and repair of EIFS cladding around first-floor spaces at the Monroe Fresh Professional Center and agreed to delay final action on a proposed outdoor deck that would extend into angled parking.
Applicant Rex told the committee the project has two parts: resurfacing and painting of EIFS (a stucco-like cladding) and a separate proposed deck. He said the planned EIFS work "adds about a R5 insulation factor" and that the colors will be matched to existing finishes. Rex asked that the resurfacing be approved so contractors could proceed on the time-sensitive work while the deck submission proceeds through the conditional-use permit (CUP) process.
Committee members and staff (Evan) agreed the resurfacing could be approved now and recommended tabling or conditioning the deck until the CUP outcome and final material selections (railings, spindles, decking color) were available. The applicant said the deck would likely use treated lumber and composite decking if financially feasible and that he would return with detailed materials if the deck moves forward.
