A proposal to complete a two‑story industrial building at 27 Beach Street was discussed but not approved on Feb. 25; the ARB requested additional visual material and asked the applicant to return. Shahin Badaly, the lead design professional for 23‑27 Beach Street Realty LLC, described a design that would place heavy equipment/auto repair storage on the first floor and a parking garage on the second floor, built over a foundation completed decades ago.
The Planning Board had earlier declared itself lead agency and issued a Negative Declaration under SEQRA at its Dec. 3, 2025 meeting; the ARB nonetheless requested a red or red/brown brick rendering and recommended a traditional brick veneer to better match neighboring buildings. The applicant was asked to submit a rendering and return to the March 25 meeting for further review.
