Council approves conditional use permit for duplexes at Trinity Street and Pecan Valley

The Marble Falls City Council on Feb. 3 approved Ordinance 2026-O-02C to allow duplexes on approximately 0.16 acres at the northeast corner of Trinity Street and Pecan Valley Drive in the Existing Neighborhood Zone 2 (ENZ.2).
Planner Hanna Kadow presented the application and developer Joe Adkins (Lake Up LLC) addressed council in support of the proposal. There was no public opposition during the hearing and Mayor Pro-Tem Craig Magerkurth moved to act favorably on the ordinance; Councilmember Griff Morris seconded. The motion carried by a vote of 5-0.
The approval permits duplex residential use within the ENZ.2 zoning district for the specified lot. City staff recorded no additional conditions in the minutes. The action will allow the developer to proceed with permitting under the terms of the conditional use permit.
